Looking is fine. Looking without knowing who that agent works for is how buyers give away the only leverage they had.

Circle 8 field note

In 2026 the file still splits the same way: buyers who arrive with an advocate, and buyers who arrive with the listing agent’s card in their pocket.

What “just looking” actually does

When you call the yard sign, text the listing agent from Instagram, or let a friend “just open the door,” three things happen before you see the kitchen.

# What you think you did What the file now contains
01 Asked if it’s still available Seller’s agent knows you exist and how fast you want it
02 Toured to “get a feel” Condition questions went to the person paid to protect list price
03 Said you can be flexible Your later offer starts from a weaker number

What changed — and what did not

Compensation rules shifted. Forms got longer. Brokerages rewrote buyer agreements. The job did not change.

Listing agent

Works for the seller. Always.

Your agent

Works for you — if you actually hired one.

“Neutral”

Does not exist once an offer is on the table.

If a showing agent cannot tell you, in one sentence, who they represent and how they are paid on this house, do not tour.

When you need an advocate

You need Circle 8 if… You might not if…
You are relocating and reading the market from a spreadsheet Cash, as-is, no contingency, house you already understand
You want off-market or quietly shopped inventory A simple local purchase with no timing pressure
You compare by price per foot, HOA, and days on market You are not writing this year
Two-state move: Indiana and Florida on one timeline Most Circle 8 clients are not in this column

What a Circle 8 buyer file includes

Cara Conde leads the advisory work. Robert Lappin partners on two-market and high-stakes files. In Central Indiana, Tatum Lappin and Drew Morris keep tours and logistics moving.

Written brief before the first showing — price, payment, must-haves, walk-aways
Comps and price-per-foot before emotion
HOA documents and disclosures read like a contract, not a brochure
Off-market sourcing when the right house will never have a yard sign
Negotiation that treats inspection, appraisal, and timing as one problem

How to tour in 2026

1. Decide who represents you before anyone unlocks a door.
2. Do not send “is this still available?” to the listing agent if you already have an advisor.
3. Walk the house with the brief in hand. The kitchen comes after the numbers.
4. If you are “only looking,” say what you are looking for. Vague looking is how off-market windows close.
