The number on the sign already has a client. It is not you.
Circle 8 field note · Part 2
Calling the yard sign feels efficient. It is the shortest way to hand the seller your timeline, your budget, and your interest — before anyone has agreed to represent you.
If you have not read it yet: Don’t Tour Alone in 2026. That post is about the tour. This one is about the first phone call.
What that call actually is
The listing agent is paid to move that house for the seller. Kindness does not change the file. Speed does not change the file. A lockbox is not loyalty.
| # | What you said | What it cost |
|---|---|---|
| 01 | “Is this still available?” | They now know you want this house, not a category of houses. |
| 02 | “We’re pre-approved to about…” | Your ceiling is now part of the seller’s negotiation brief. |
| 03 | “We need to be in by the first.” | Timing leverage moved to their side of the table. |
| 04 | “Can you just show it to us?” | You toured without an advocate. Condition questions went to the person protecting list price. |
| 05 | “We’re flexible.” | Your first offer now starts from a weaker number. |
Who works for whom
| Circle 8 buyer advisor | The agent on the sign | |
|---|---|---|
| Legal duty | You | The seller |
| Your budget | Confidential | Useful intelligence |
| “This is overpriced” | Part of the job | Conflicts with their job |
| Off-market inventory | Sourced to your brief | Built to sell this listing |
| Inspection credits | Negotiated for your net | Negotiated to protect theirs |
If a showing agent cannot tell you, in one sentence, who they represent and how they are paid on this house, do not tour.
Where leverage actually lives
Buyers lose the file in a sequence. The yard-sign call skips the only stage where you still control the room.
Before anyone calls the sign
Written buyer agreement in place
Offer and terms
Inspection / credits
Appraisal and financing
Under contract with no advocate
The bars are a field read, not a statute. Once you have already told the seller’s agent what you will pay and when you need the keys, the rest of the file is recovery work.
What 2026 did not change
| Changed | Did not change |
|---|---|
| MLS-participating agents put scope, loyalty, and pay in writing before showings. | The person who listed the house works for the seller. |
| Buyer-broker compensation is negotiated, not assumed off a yard sign. | A lockbox cannot read HOA docs, price-per-foot, or a two-state calendar. |
| You can see the fee before you tour — which is the point. | “I’m only looking” is still how most weak offers begin. |
Call Circle 8 instead. Then tour.
