In 2026 the file still splits the same way: buyers who arrive with an advocate, and buyers who arrive with the listing agent’s card in their pocket.
What “just looking” actually does
When you call the yard sign, text the listing agent from Instagram, or let a friend “just open the door,” three things happen before you see the kitchen.
